Practical considerations are always central to good building design. Now taking this a step further, architects and building designers at one of Harrogate’s most popular business parks have celebrated functionality by giving it a unique style of its own.
Such has been the success of efforts by Avenir Properties to set modern high tech offices against a backdrop of Cardale Park’s picture postcard rolling countryside, that the town’s council recently handed down its own seal of approval to the latest innovation at the Greengate development.
Solar panels, striking glass atriums, and eco-friendly power supply systems will be installed on the state-of-the-art development’s Unit F in a move which has been applauded by Harrogate Borough Council officials and local environmentalists.
“Getting the blend of functionality and style just right has been a long haul, but we’re delighted with the response, and have occupiers lined up for several of the units,” said Avenir Properties’ Andrew Carnell.
When the construction of Greengate is complete, the 35,555 sqft development will offer Grade A office accommodation in eleven two-story and one single storey contemporary buildings, and 147 car parking spaces. Units range from 2,038sqft to 9,020sqft. Unlike other similar developments in the town, Greengate units are available for sale.
As well as enjoying one of Yorkshire’s premier locations – just a mile from the centre of Harrogate – occupants will be able to count the likes of Royal Bank of Scotland, Intechnology, B Sky B, C D Bramall, Link, and Wolseley Centres among their Cardale Park neighbours; each of whom has also been lured by the high level of finish for which the park has become known in commercial property circles.
“When we opted for such a high quality specification and premium bespoke fit-out, we knew it was a bold move,” added Andrew Carnell. “But we also took into account that many of the area’s Harrogate businesses take quality very seriously, and so we were determined not to cut corners. The finished product – and the response to the development so far – indicates that we’ve pitched it about right.
” The joint agents marketing the scheme have both been inundated with enquires for the development. Particularly due to the fact the offices are available for sale as well as to let.
“The plans for Greengate have been a long time in coming to fruition however now the scheme has started the planning and detail that has been inherent throughout the process will be seen by all. The development will not only be an outstanding addition to the Harrogate commercial market but will also provide the flexibility for companies that have currently outgrown their office accommodation to purchase space – not only providing a solution to their current needs but a potential valuable investment for the future” says John Webster of Carter Jonas.
The contemporary designed office accommodation has flexible open plan office space providing the prospective owner with many alternatives in the design and layout to suit their individual business needs. The agents have already been working with interior space planners to work up suitable scenarios for potential occupiers, giving the client a feel for how their office could look when occupied.
