A Harrogate architect's innovative use of steel is helping a new development on one of the town’s most popular business parks to combine functionality with style.
More than 220 tonnes of steel will have been used by the time construction at the Greengate development on the town’s Cardale Park is complete.
The 35,555 sqft project – designed by architects PCP – is being developed by Harrogate-based Avenir Properties, and will offer Grade A office accommodation in eleven two-story and one single story contemporary buildings.
The development will feature glass atriums, high tech detailing, curved metal roofs and faceted colour glass, as well as 147 car parking spaces.
“When we opted for such a high quality specification and premium bespoke fit-out, we knew it was a bold move,” said Andrew Carnell of Avenir Properties. “But we also took into account that many of the area’s businesses take quality very seriously, and so we are determined not to cut corners. The finished product – and the right response to the development so far – indicates that we’ve pitched it about right.”
Inside, attractive and ergonomic work space will benefit from a premium specification including the use of hard wood flooring, stainless steel balustrades and handrails. Each of the 12 units – which range from 2,038 to 9,020 sqft, will also have outstanding views of the spectacular surrounding countryside.
“As well making sure that the level of finish matches the expectations of the calibre of potential occupants from whom we have already received approaches, we’re confident that our decision to make units available for sale as well as to let, will have a hand in fuelling even greater demand,” said Andrew Carnell of Avenir Properties.
So that the units have both tenant and investor appeal, each building can be divided into two individual working environments, meaning that the buildings can be purchased and then sublet in part.
As well as enjoying one of Yorkshire’s premier locations – just a mile from the centre of Harrogate – occupants will be able to count the likes of Royal Bank Of Scotland, Intechnology, B Sky B, C D Bramall. Link, and Wolseley Centres among their Cardale Park neighbours; each of whom has also been lured by the high level of finish for which the park has become known in commercial property circles.
